In 2002, SBEC was contracted by Parkview Medical Center and RTA Architects to provide mechanical and electrial engineering design services for the Medical Office Building Addition involving the addition of two additional floors on top of an existing two-story structure that was not capable of supporting the additional weight in order to meet current codes.
Programmatically, the project consisted of the addition of two stories to an existing three-story, 45,000 sq. ft., steel frame/brick veneer office building. The two new stories would need to replicate the 15,000 sq. ft. per floor building footprint, be constructed so as to minimize disruption to the existing medical office tenants, and aesthetically harmonize with the existing building/hospital campus style. The site featured a five-story precast parking structure twenty-five feet to the north and setback constraints that limited horizontal developments.
As part of the preconstruction effort, the design and construction team met to discuss various constructability issues based on the Schematic Design assumptions. The exterior columns were originally designed as structural steel frames encased in precast concrete. After reviewing the design, it was suggested to cast the columns in concrete using a rising slip form provided by EFCO. This form system allowed the columns to be constructed without disruption to the existing medical office tenants, enabled the construction to proceed in a more timely manner, and saved approximately $400,000 compared to the original design.
